In the State of Michigan, there are no requirements for a home inspector to be licensed. Everyone wants to hire a certified inspector, that means that you have been in the trenches and you have completed thousands of inspections, continued your education, you're trustworthy and will be impartial to the client giving them an unbiased view of the property.
Be very careful of inspection companies that tell you that they're licensed. All that means is that they're licensed to do construction or perform a service that exceeds the amount of $600 in The State of Michigan.
Just about anyone can get a builders license today and because they're a licensed builder, doesn't mean that they can inspect a home. I mean no dis-respect what so ever to the builders or the building community but, what they often do is find some issue with the home that may or may not exist, then offer to repair it.
That my friends is called conflict of interest and we DO NOT practice that philosophy and never will. We can however give you a referral of a handful of trustworthy, honest contractors in the area or I can suggest how you can fix the issue yourself.
We have been inspecting homes, commercial buildings, foreclosure and repo properties, bank draw inspections, and investment properties for investors since 1997. We can also be found on different search engines such as Google, Yahoo, MSN, Topix, Mustardseed, and about 50 other sites.
Our prices are calculated off of the square footage of the said property and we DO NOT nickel and dime you to death. Most inspection companies will have extra charges for additional rooms, crawl spaces, garages and out buildings. They will frequently charge more for an extra furnace or hot water tank or other household system to be inspected . We give you the straight line price. With F.H.I., you will not get multiple charges of $25 here and $50 there for extras! Our residential and commercial inspections are computer generated and can be emailed to you at no additional charge in PDF format!
**Residential inspections** services start at a VERY competitive flat rate for complete inspections according to square foot dimensions. As the square footage increases, so to will the price of the home inspection
**Commercial inspections**, the price for a commercial inspection is as follows: 15 cents per square foot. (Similar to a residential inspection but also very different.)
The only thing extra we charge for, is if you wanted a water test, radon gas test, sewer / septic inspection, or a mold test.
You WILL get the best value for your money with our services.
We know we're not the cheapest for inspections (and we will never be) but we're not the most expensive either. We don't over-inflate our prices to make up for expenses that we may have to pay like memberships, classes and excessive mileage fees. We do however, attend classes where ever they are located and abide by a code of ethics. There are some companies that are hundreds of dollars more expensive mainly because they will charge for alot of the little extras. But think about it... Is it about who you can find to get your home inspected for $150 or get a top notch home inspection done right with Fisher Home Inspections? This is not the time to skimp and get a basement budget inspector for the biggest investment you'll make, nor is it about spending an arm and a leg either. Give us a call, you'll be happy you did!
